Can your property house a quality office?

Executives, entrepreneurs, and companies may wonder if they work in a quality office. The quality of the space in which they carry out their work is crucial to be able to advance and progress through merit. Everyone wants not only a pleasant environment and good companionship, but also expects the building in which they spend many hours to meet minimum quality and safety requirements.

Given this premise, the AEO (Spanish Office Association) has developed the AEO Model for the Technical Classification of Offices. As described by the group, its objective is to help owners and evaluating companies to understand the classification process, providing information corresponding to the AEO’s operating procedures. For this, GC (Quality Assurance) procedures are adopted.

What is the process to achieve a quality office?

1. The owner requests the Technical Classification from AEO by sending the Classification Request model. This model will be provided by the AEO, which will be sent via email address. After registering, the Association will issue the corresponding invoice.

2. The Owner hires any of the Approved Appraisers, whose job will be to perform the technical evaluation services of the buildings, and notifies AEO. The Appraiser will abide by the Usage Manual to ensure quality criteria.

3. AEO and the Appraiser transfer technical information about the project. The Appraiser presents the results obtained in their analysis.

4. AEO performs an audit of the results that the Appraiser has shown in their audit and a provisional report if there are points to review.

5. AEO grants the technical classification of the Building and issues the corresponding accreditation certificate. At this stage, depending on the results, the AEO grants the qualification that the Appraiser proposes. Although there may be the case of granting a different classification to the proposal or, even, not granting any.

What can my rating be?

The classification will be measured by points obtained in the four sections of the property:
– Architecture (45 points): floors, height, common areas…
– Facilities (25p.): electricity, air conditioning, security, parking…
– Unique endowments (5p.): design and facades
– Age and certifications (25p.): reforms used and energy sustainability

If the minimum score is not achieved, you will not be able to opt for any type of certificate. AEO’s commitment is to offer a standard measurement to offer objectivity and transparency to both investors and owners. The validity of this certificate will be 4 years.
